Aspen & Snowmass Real Estate Market Update: July 2026

The Aspen and Snowmass real estate market entered summer with slower year-to-date sales, but signs of momentum are emerging. Matt Ross breaks down the numbers, recent buyer activity, and what could be ahead for the second half of 2026.
This July:
The Market
I'm asked this question more than any other: how's the market? My usual answer is, "Which part would you like to hear about?" Because right now, the Aspen/Snowmass market is really telling two different stories.
We're in the midst of our slowest first half of the year since the onset of COVID. Year-to-date sales from January 1 through June 30 are down 51%, with transaction volume down 39% over the same period last year. Aspen itself saw the sharpest pullback, with volume down 56% and unit sales down 44%.
But the second half of the year tells a different story, and history is on our side. August, September, and October have historically been the busiest closing months, accounting for 54% of all annual closings. We're already seeing early signs of that shift — just last week, nearly $62M went under contract in a single 24-hour period, highlighted by two larger homes that were re-listed 20% below their original asking prices, and went pending in days. This is a sign that well-priced product is finding buyers.
Whether you're buying, selling, or simply keeping an eye on the market, context matters.
